Prices & costs – fixed price after viewing
No two clearances are alike. That is why we do not have a flat price list but a binding fixed price for your specific job – after a free viewing and including all costs.
A price that is fixed in advance
Whether a cellar is empty in two hours or a house takes three days depends on volume, access and material. Flat rates per square metre or cubic metre rarely get it right. So we look at the job first – on site, or for an initial estimate via photos on WhatsApp – and then give you a fixed price. That price applies. If the scope stays as agreed, nothing is added.
Included in the fixed price
Staff and working time
All the helpers the job needs – however long it takes.
Vehicle and travel
Van, travel and all trips to disposal facilities.
Disposal and fees
Separation by material and delivery to licensed disposal facilities.
Dismantling
We take apart wardrobes, kitchens, beds and fitted units.
Broom-clean handover
After clearing, everything is swept and roughly cleaned.
19% VAT shown
Every invoice shows VAT, with no hidden items.
What the price depends on
We check these points at every viewing. They determine how much staff, time and disposal are needed.
Volume
How much has to go? A half-full cellar is different from a fully furnished house.
Access and floor
Lift or stairs, carrying distances, slopes and where the van can stop.
Type of items
Furniture, small items, electrical appliances, construction waste or hazardous substances are disposed of differently.
Dismantling
Fitted kitchens, wall units, floor coverings or built-ins need extra time.
Credit for items
Well-kept furniture and items can reduce the price.
Date
A very short-notice job or Saturday work may need more staff.
Prices by service
The same principle applies to every service: viewing, binding quote, no extra charges.
Volume and access decide. For a single cellar, attic or garage as well as whole apartments.
Adds sorting: what stays, what is credited, what is disposed of? Credit for items can lower the price considerably.
Like a clearance, plus dismantling and a fixed handover date. Can be combined with final cleaning.
Scope of strip-out, materials and amounts of rubble. If hazardous substances are suspected, a survey is needed first.
Area, condition and required level – from broom-clean to thorough cleaning for landlord or buyer handover.
Here there are fixed caps: at most €200 per month per bin site (up to 5 recycling containers), at most €350 with all bin types, each incl. 19% VAT.

Set aside what you want to keep, give away or sell before the clearance.
Single items via bulky waste
The city of Karlsruhe collects bulky waste free of charge twice a year. Worth it for single pieces. More in our guide.
Use credit for items
On request we credit well-kept furniture, appliances or collectibles.
Keep access clear
Clear paths and a parking spot close to the entrance save carrying time.
Combine clearance and cleaning
One team, one appointment: cheaper than two separate jobs.

Frequently asked questions about prices
Why is there no price list?+
Because two apartments of the same size can mean completely different amounts of work. A list would either be set too high or would not be accurate in the end. A fixed price after viewing is more reliable for you.
Is the viewing really free?+
Yes, viewing and quote are free and without obligation.
Can the price go up later?+
No, as long as the scope stays as agreed. Only if extra rooms or volumes are added do we discuss a supplement with you beforehand.
Are photos enough for a quote?+
Often for an initial estimate. We usually give the binding fixed price after the viewing.
Do prices include VAT?+
Yes. All quotes and invoices show 19% VAT.
Is my property insured?+
We carry business liability insurance of €5 million.
