When does gutting make sense?
Gutting is worthwhile whenever a property is to be thoroughly refurbished, modernized or repurposed. Typical occasions in Karlsruhe and the surrounding area are:
- Full refurbishment of an old apartment or an entire house, where everything outdated has to go.
- Repurposing of rooms – e.g. converting commercial space into living space or reconfiguring a floor plan.

What is not part of gutting?
Gutting is not demolition. The building’s load-bearing structure is fully preserved – only the non-load-bearing fit-out is removed. Therefore not part of gutting are:
Load-bearing walls, ceilings and columns, the building’s structure and the façade remain untouched. A complete building demolition is also not part of gutting. If hazardous materials such as asbestos are suspected in your property, a separate inspection is required beforehand – just talk to us, we will advise you honestly on what makes sense and is necessary.
Asbestos and hazardous substances
Buildings constructed or renovated before 1993 may contain asbestos or old mineral fibres, for example in floor tiles, adhesives, plasters or facade panels. Work on asbestos-containing materials may only be carried out by specialist companies with expertise under TRGS 519. If there is a suspicion, we recommend a survey before starting – a stoppage in the middle of strip-out costs more.
